This is the next post in my series on selling your residence. My last article discussed how to set a price for your home in Dayton or elsewhere in our area. It is important to understand that several factors should be considered when setting a price. One of these factors is the extent to which the home will require repairs and whether it is worth it to make improvements before listing the property. Working with an experienced real estate agent can help you to decide whether or not to make such repairs. In this article I’ll discuss the process of selling your house and how a realtor can be of assistance. If you are considering listing your property then contact me today to schedule an initial appointment.
The steps to selling your Dayton metro area house
There are several steps one typically deals with when selling a home in the Dayton metro area. After you have determined the price at which you will list the property, your realtor will put your house on the market. Your agent may offer to show the home to their other clients. Also, other realtors may schedule a time to show the house to their clients. Once an interested party makes an offer then your agent will present it to you. You have the option of accepting the offer immediately, of rejecting it, or of making a counter offer. Once an agreement is reached then there will be a period of time in which the buyers may conduct inspections of the property. If problems, which require repairs, are found then the buyers may ask that you either fix the items or that you adjust the price of the home accordingly. If an agreement cannot be reached on the repairs then the buyers will have the option to walk away from the deal. Typically, such issues are resolved so that the deal may move forward.
Other steps in the process will occur at the same time. These steps include a Title Company making sure that you have “clean title” to your home. They will make sure that there are no liens, back taxes, or other issues which will prevent the buyer from obtaining a clear title. The buyer’s lender will also require an appraisal of the home as part of the buyer’s mortgage process. If all aspects of the process go smoothly then the time from offer acceptance to closing is typically 30-45 days.
A realtor can help you to sell your home in Dayton, Kettering, Beavercreek and elsewhere
There are several ways in which it helps to have an experienced realtor assisting you with the process described above. An agent will have an idea of the broader market. First and foremost, your agent will take steps to help you promote the sale of your home. These steps can include your agent showing it to their existing clients, making the listing known to other agents, and marketing the listing through Zillow and other similar websites. Additional steps can include the holding of an open house and other promotional efforts. Second, your agent will have first hand knowledge of the local market. This will allow them to provide input as to whether an offer you receive is fair or a counteroffer should be made. Third, your realtor will assist you with the inspection process and any necessary negotiations which arise due to needed repairs. Most importantly, the professional you hire will focus on selling your home so that you may focus on the other aspects of life (such as your family, your work, etc.).
